- Covered building
- A building that (i) contains ten or more dwelling units or (ii) is located on a zoning lot that contains 25,000 or more square feet of non-residential floor area.
- Covered person
- Someone who owns, manages, or works for the building owner
- Project
- Mold remediation, assessment, or removal in areas larger than ten square feet, but does not include the complete demolition of empty buildings
- Non- residential floor area
- The amount of commercial floor area, office floor area, retail floor area, storage floor area and factory floor area
- Common area:
- Shared spaces in a building, not part of a dwelling unit, used for access or common activities (e.g., laundry room).
- Harborage:
- Conditions that provide shelter or protection for pests.
- Indoor allergen hazard:
- Indoor infestation of pests (cockroaches, mice, rats) or mold that can cause harm.
- Indoor mold hazard:
- Mold growth indoors, including hidden mold, that can cause harm or has been cited as a violation.
- Integrated pest management:
- Ongoing efforts to prevent and control pests through monitoring, eliminating harborages, and using traps or pesticides when needed.
- Pest:
- Unwanted creatures (insects, rodents, spiders, etc.) that cause damage, annoyance, or nuisance.
- Remediation:
- Actions taken to remove pests or indoor mold hazards as per specified regulations.
- Underlying defect:
- Condition (e.g., water leak, holes) that causes mold growth or pest infestations.
- Visible mold:
- Mold that can be seen through visual inspection, even if hidden behind furniture or obstructions.
